As a Virginia Class A licensed design-build contractor (license #2705188410), we take additions from concept through final walkthrough — design, permits, construction, and inspections managed by one team.
We start with a thorough look at the existing house: structural system, foundation type, mechanical locations, and how new work ties in. Connecting new framing to old without cold spots, moisture problems, or visible transitions requires planning before the permit drawings, not during framing. We pull all required building, mechanical, electrical, and plumbing permits before work begins.

What to think through before adding on
Matching the exterior is one of the most underestimated challenges. Roofline, siding, trim profiles, and window styles need to be designed in from the start so the addition doesn’t read as an afterthought from the street.
Septic capacity matters if you’re on a private system and adding bedrooms. Virginia septic systems are permitted for a specific bedroom count, and a room that functions as a bedroom can trigger an evaluation — sometimes a required upgrade. We identify this during design. Mechanical and electrical upgrades often come with larger additions — an older panel may need expansion for added square footage, a new HVAC zone, or a heavier appliance load. We scope this honestly upfront.
